During the holiday season, the real estate market slows down significantly after the busy summer months. Families preoccupied with events and gatherings don’t want the hassle of showings and inspections while engaged in numerous holiday obligations. Inventory is usually half of what it was during the summer months and allows an opportunity for sellers to get a higher price for their property. Here are 10 great reasons to list your home during the holidays.
1.- Selling your property in the off or slow season will allow you an opportunity to buy during the spring season when many properties hit the market.
2.- You don’t always have to close right away. You can open escrow and sell now, but specify a delayed closing or close escrow and rent back the property until you find your dream home.
3.- Postponing showings or inspections during the holidays is much more acceptable by buyers due to family events and obligations.
4.- You must be on the market to capture the market. January is traditionally the month for company transfers. Transfers can’t wait until spring to buy.
5.- The tax season plays a huge factor for buyers wanting to close before the end of the year. Many people want to buy before the end of the year for tax incentives or deductions.
6.- The slow pace during the holidays allows buyers to have more time to look for a home.
7.- Emotions run high during the holidays and play a significant factor in buyer’s purchasing behaviors. Take advantage of impulse buyers during the holidays.
8.- A fully decked out and decorated home during the holidays always accents the appeal of the home and gives the buyer a view of its full character.
9.- Serious buyers have fewer houses to choose from during the holidays so there is less competition. Low inventory and end of the year urgency can get a seller a significantly higher offer for their property during the holidays.
10.- People who look for a home during the holidays are more serious buyers.
Listing your home during the holidays will result in fewer actual showings but more qualified and motivated buyers. This means there is less competition, resulting in a quicker sale and better price for you.
